I have a messy end of tenancy situation and needless to say the tenants owe a considerable sum of money in rent arrears.

My tenants have moved out of the property without giving a written notice. They have taken most of their personal belongings but left some of their larger items ie sofa &chairs and they are still holding the keys to the property.

I have no means of communication except through one of their parents who is a guarantor.


How do I legally regain possession of the property?

Can I change the locks, remove their personal belongings from the property and commence work to bring the property back to a marketable level for new tenants?

Can anyone please offer advice to resolve my problem?
