I have a property let to 4 students from July 2015 to 30th June 2016. In February they informed the letting agency that they wished to stay. Unfortunately the letting agency did not chase for the contract to be signed. On 10th June 2016 the tenants informed me that they no longer wished to rent the property and intended to leave on 30th June 2016.

The question I have is that as the fixed term contract ends on 30th June though if not renewed transfers to a Statutory Periodic Tenancy am I able to claim 1 months rent from the tenants as they have not provided sufficient notice though no specific notice periods where in the contract. Also where can I find information relating to this so I can quote this to the tenants.
