Removing the bath

This is not a legal question so please let me know if it's inappropriate. I have an elderly tenant who can no longer climb into the bath to shower and has asked if she could replace the bath with a walk in shower. She a a valued tenant who has been with us many years but she is not going to be there forever and I'm concerned that having no bath when we re-let it in the future may put potential tenants off. It's a 1 bedroomed flat. Could you give your views on this please.
