The outlet pipe from the bath gave in and the ceiling fell into the kitchen at one of my properties. By the time I got there the tenant and her 4 children had decamped to her mother's. Today the ceiling has been made safe, if gaping, and the plumbing has been fixed. After the insurance man and the electrician have been tomorrow the tenants can move back in. The ceiling will need new plaster board and skimming then decorating. My question is is it reasonable to expect the tenants to live in the house for the week or so it will take to dismantle and reinstate the ceiling? Particularly as plaster work is so messy. Should I be finding them somewhere to live? Or do I assume that Mum will help out? All advice welcome.
