I thought I understand this .. but
hi the RLA is clear on S21 :
"This guidance should only be followed for new tenancies in England that began on or after October 1st 2015. New in this case also includes tenancies that were expressly renewed through new written tenancies. However, it does not include statutory periodic tenancies that followed on from tenancies before October 1st 2015."
However, I started a tenancy on the 1st 1st July 2015, for six months, issued S21 on 2nd July 2015 to expire on 1st January 2016. All good. S21 signed by tenant ..
then on 1st March 2016 S13 rent increase issued.
Can I rely on the original S21 or do I need to issue a new S21 based on new rules?
I think I'm in no mans land. I thought I needed a new S21, but now think I can rely on the existing S21.
