We reluctantly allowed our tenants to keep a dog. A year on, they've left and the sitting room carpet has to be replaced due to staining while the dog was a puppy at a cost of £300. The carpet was ten years old but in good condition. How much should we charge the tenants - whole replacement cost or a proportion, based on the age of the carpet? Advice gratefully received.
