Hi,
One of my properties is a ground floor apartment which is rented as a short term tenancy.
Myself as the landlord pays a a monthly ground rent which also covers garden maintenance, window cleaning, and building insurance.
it is a ground floor flat.
The flat above has had a water leak which has damaged the ceiling, walls, bed, carpets among other things.
My tenant does not have household insurance.
Who is liable for the damage?
Your help in this matter will be much appreciated.
Regards,

Colin.
