I rent out a grade 2 listed residential property and are currently advertising it vi OpenRent a for new (unfurnished) let under AST tenancy.
One recent enquirer has asked if he could rent it as a 2nd home, effectively a holiday let. He wants to view on Tuesday pm. As the property is an hour away from my main home, I don't want to waste time going there doing a viewing if there's no feasible prospect to proceed.
My understanding is that this cannot be let under an AST with a protected deposit. It would probably affect my insurance cover. Would the landlord become liable for council tax payment for a holiday-let home?
Any other issues (-ve or +ve) that I should bear in mind?
