Just want clarity (difficult in these times) on what happens if 3 tenants in flat, 1 has given notice to quit in time with the AST expiring, 1 wants to stay but the 3rd wants to leave when tenancy expires (3 weeks) but without giving notice. There was 1 person who was supposed to take over the room of the one officially leaving, but they have withdrawn due to covid-19 uncertainty.
I have advised that tenancy although expires, will switch on to a monthly rolling periodic contract afterwards as they have not all given notice within the correct timeframe and that the 2 officially remaining are jointly responsible for the full rent until they give notice or find new housemates.
Is this all correct, can the 2nd person leave at the expiration of the tenancy without giving the proper notice?
What to tell the landlord? How is his position secured or what options would he have?
