Dear Advice Team,

I have rented one of my properties to an LHA claimant family for some seven years. I have not increased the rent for three years since 1) the rent has exceeded the family's LHA payment (which they therefore had to top up) and (2 various maintenance issues arising would have made any such rent increase contentious.

Repairs and refurbishments are now up to date and the rent has recently - as of three months ago - been overtaken by the family's increased LHA entitlement due to the birth another child.

My queries are:
1)Is there any limit apart from common sense to the percentage I can increase rent by, year by year?
2)If an administrative rent review were to be precipitated by the increase, would such a review extend retrospectively to the preceding period and rent level?
