Agent not fixing faults
One of my boys moved into an HMO recently. A couple of faults had been reported to the agent back in August of which the main issue is the upstairs light does not work.
The house has been converted into 3 upstairs beds and one downstairs and the upstairs layout is odd. There is no natural light all all with the bedroom doors closed, and no light makes it hard to walk. In addition the stairs are particularly steep, so light is a must.
They the group of students wanted to withhold rent but I've stressed that that is a very bad idea and anyway their parents are all guarantors. But what is reasonable here? They are going to ring the agent yet again, but what would be the next step? Could they reasonably buy a lamp, plug it in at the top of the stairs and charge the agent?
