Forfeiture peaceable re-entry

Hi, I have a commercial property with storage space upstairs no bathroom/kitchen etc my commercial tenant has failed to pay rent for 3 months now so I am instructing agents to do a peaceable the-entry. But, before they could go in the tenant 'hinted' that he had let a worker stay in the upstairs storage area, which now makes peaceable re-entry a no no!

Can any one advise what my next step should be, he doesn't have permission to be there, no council tax is being paid and no tenancy agreement is in place with me as the landlord?
