No Ground Rent demands for over forty years.
Prior to my Solicitors appointment regarding the above matter I wonder if any other member has come across a similar problem.
A family member in his 80s is looking to pass on his leasehold property to my son.The property is a semi detatched 3 bed originally on a 99 year lease.
Unfortunately he has informed me that he has not had any demand for ground rent from the freeholder for over 40 years.
I am aware that a freeholder can claim up to six years unpaid ground rent.
The problem being that there can only be aprox 59 years remaining on the lease making the property much less valuable.
Can a freeholder like this be found, or is there any legal way that the freehold can be claimed on the land after no contact with the freeholder for forty years.
