We have a potential tenant for a property whose grandmother states that she will act as guarantor if there is any problem with the rent and that she will pay this. She has even given us a reference so that we can contact her bank.

We have found a sample guarantee agreement for residential tenancies and was wondering if we typed up this agreement and all parties signed this - whether this would hold up in a court if we had to proceed against the tenant and grandmother to recover rent arrears.

This document was set out in the "Which Guide to Renting and Letting".
The Parties are the Landlord, the Tenant and the Guarantor.
