Contents insurance

I am about to let my first property, which is an ex-local authority flat where the service charge includes buildings insurance. In the event of the flat being gutted by fire for instance, how can I insure the kitchen units and appliances, boiler and bathroom suite etc if they need to be replaced? I would expect the incoming tenant to take out their own contents insurance, but not sure if this would cover the above, as it wouldn't be in my name
