earnings required in advert?

I have started putting the minimum earnings I would accept for the applicant of a property and or for their guarantor. So for a 2 bed terrace on at 530 per month I have said £22k.
What do people think?
It certainly weeds out a few of the no hopers but I fear looking too pushy/in your face..
In my view most rent arrears come from landlords letting property to people who cannot really afford the rent with the lifestyle that would normally go with that property.
Views / experience please?
