I am letting a house as an HMO, and in 5 years have had no major issues with the tenants. I now have a situation where a tenant is trying to end the tenancy agreement early as she doesn't get on with the other tenants and is saying there is an ongoing noise issue preventing her from sleeping. All 4 of the other tenants say there is no issue and the neighbours have also said they have not been troubled. She does long shift work and wants to sleep at unusual times. I feel that some noise in a house shared by 5 young people is inevitable and that she is using this noise as an excuse to leave early. We have advertised the room and have said that we will release her from the contract early if and as soon as a new tenant is found. She says she won't pay any more rent. Any advice how to handle this and get a satisfactory outcome?
