My tenant signed a new 7 month tenancy agreement on 21st November 2016.
I gave written permission for 'occasional' dog sitting duties. She stated in her application form that she sometimes looks after a dog. I attended the property on 25th November 2016 & it has now come to light that the dog is actually living at the premises for 4 days every other week!

I have told her that this is clearly not occasional in nature.

The flat was advertised by my agents as strictly no dogs. However on sourcing a tenant I then take over the management. My tenancy agreement clearly says that any permission given for pets can be withdrawn.
I have since received complaints about this dog barking.

Am I able to start eviction proceedings now or will I have to wait till month 5 of the agreement before I can issue a section 21 notice?
