Rent arrears and the DPS scheme
We are having problem with a particular tenant who after signing a 6 month assured short hold tenancy. She moved out of the flat after 4 months, still owning us 2 months rent.
We have tried to contact her by telephone and by post using recorded delivery and the calls have not been answered and the post returned.
Are we obliged to use ADR(Alternative Dispute Resolution) to get part of the outstanding rent before going to the Small Calims court for the remainder or should we go direct to the Small Claims Court for the full sum oustanding?
