I have a potential new tenant who visited yesterday to do some prelimary paperwork. The couple have paid a holding deposit and have a the main tenancy deposit and first months rent available. They also getting a parent to be a Guarantor hoping to get paperwork done today.
The gentleman has expressed to me that he may not have a good credit rating although his partner will although she don't work). He is in employed at present and getting references from the employer
My question is: if they have a guarantor in place but a poor credit check comes back, what's the risk and what action shall I take. On first impressions the couple seem fine and look to move out from under their parents wings as she is expecting.
