I have a studio flat let at a separate location in another town and the occupant is clearly a tenant. We are using your standard 6 month shorthold agreement. I also have a "holiday let/annex" attached to the rear of the garage of my home (main residence) which I wish to let for six months initially. Am I best off creating a new separate address for this property and letting it on the same basis or is it easier to let it as a part of my home with the occupant being a "lodger". What are the Council Tax implications for me and the tenant and what is the income tax position as I understand that the income we receive from letting to a lodger is income tax free for the first 8000.00 per year. What is the position regarding security of tenure. What would you recommend.
