overcrowding

Hi, I am advertising one of my properties and have been showing people round.the property is a house with seperate lounge and dining room and kitchen, 2 bedrooms with the only bathroom off of the back bedroom. (It was originally a bedroom with the original bathroom behind the kitchen downstairs). One viewing was from 2 couples, one of which are expecting a baby. From what I have read if they lived in the property it wouldnt count as overcrowding - would you agree? Does the location of the bathroom ie access through one of the bedrooms effect the overcrowding issue? Thanks for your help.
