Hi,

I have a couple of issues with the Room-only tenancy agreement that I have downloaded from the RLA site. I was hoping to use this agreement for a HMO that I'm in the process of purchasing, but there are a couple of things that I need changed.

  1. Section B6 states that the tenant must "pay all electricity, gas and phone, water charges and council tax bills relating to the property that apply during the tenancy". But on a multi-let, I will be paying the bills, so I don't really want that clause in the contract.
  2. I'm not sure about allowing each room to have a TV. The TV licensing authority apparently deem this to require a separate license for each tv. Is this correct? If so then I would need an extra clause in the contract to explicitly prevent TVs in bedrooms.
