I signed one tenancy agreement with four tenants. A few months into the tenancy, one of them moved out without giving any notice. The remaining three tenants now find a couple to take up the leaving tenant's room. Guess my questions are: 1. Do I need to sign a new tenancy with the all five of them again and go through all the formalities including deposit protection and inventory check in etc. 2. As now there are five of them, do I need HMO licence. It is in London borough of Greenwich and the building is three storey; 3. Is the leaving tenant still liable to rent? And what if he refuses to pay or can't be found?

Any advice is most appreciated.
