I issued a S21b at the start of a tenancy. The fixed term has expired and has been running for some time as a periodic tenancy. The tenant is now behind with his rent so I want to get him out. He is saying that the S21 has expired but I believe it doesn't expire unless a new tenancy is provided or a letter has been given which could somehow be taken as changing the terms. Neither of these has happened so is the S21 still valid or do I need to serve another one?
