Unpaid rent - multiple problems
1. Tenant has not paid rent for 2 months, having only paid deposit and first month's rent (January) on signing. Tenant not responding to calls/emails/letters from myself or letting agent. I am serving s.8 on grounds 8, 10, 11 tomorrow.
2. Letting agency (ARLA member, large London firm) rushed tenancy through. I doubt they adequately referenced as their referencing was completed 7 days into the tenancy. (I've learned the hard way never to use letting agents)
3. Tenant has gone AWOL. I have visited on two occasions in the past 2 months and his friend is staying there. The friend is not on the tenancy. Is this going to create problems during the eviction process?
