Can you please confirm which notice I should serve to my tenants. The AST agreement has now expired and the tenant has remained at the property on a rolling month basis. I now wish to gain possession to sell the property on. When the original AST was set up, a S21(1)B was served, that was October 2012. Do I now serve s21(4) and if so can I serve it mid month? I.e if rent due on 8th can I serve on 23rd for example?
