I have an otherwise good tenant who is clearly struggling with the rent and has other health issues. Before we get to crisis point I want to encourage them to move so want to give them 12 months notice via a section 21, this will force them to plan more seriously. If I do that and circumstances change I.e. They default on the rent or something would I still be able to take action to remove them before the end of 12 months?
