Longest Length of AST
Is there a maximum number of years for which an AST form can be used? If an existing tenant wanted a new agreement for say 7 years with a break clause requiring 2 months notice on either side is this allowable/advisable? Our AST already has a clause covering annual rent increases. Our preference is not to allow tenancies to go to periodic.
Also is there anything preventing having a break clause requiring 2 months notice but also stipulating that the tenancy cannot be terminated between October - February, if the tenant agrees to this? Could you suggest wording?
