Who to chase for rent arrears
I have 4 tenants with joint and several liability, with 4 guarantors. One tenant left and the remaining 3 found a replacement who has signed a new AST but has not provided a guarantor nor paid any monies. I have not signed off the new agreement yet and told him he cannot move in. Are the three remaining tenants liable for the rent shortfall, or do I pursue the guarantor of the person who has left? As the three remaining tenants agreed to the change I'm inclined to pursue them.
