From time to time various of my tenants ask for things to be fixed. For example, a curtain rail, a wardrobe, door handles, light switches, lawn mower, fridge, washing machine. All these things were in a perfect state of repair when the tenant(s) took possession of the properties. My agent argues that I should be responsible for the repairs as they are "fair wear and tear". Is the agent right ? From a practical point of view I normally end up paying but where is the line drawn between what the tenant has responsibility for and my responsibility for repairs ? Should I "ignore" these repairs until the tenancy ends and then deduct the repairs from the deposit ?
