Current tenant resigns contract then changes mind
I have a tenant who has lived in a property for almost 2 years (renews mid June). Each year they resign for another fixed term 12 months, but I ask for this intention 2 months in advance so I can find a new tenant if they intend to leave. A new contract was signed by the tenants in mid April for a new 12 month contract starting on 13th June. The tenant has now had a change of circumstances and would like to change his mind. This is still over a month before the tenancy is due to renew. What is the legal standpoint here given the new tenancy has not started yet. I have told the tenant that they are liable to cover the rent until I find a new tenant to take over the lease but what is the law on this. Is the tenant liable?
