Tenant assault at property
One of the tenants who is part of a "joint and several" contract with eight other tenants claims to have been assaulted and he moved out of the property as he thought it was no longer "safe" for him to live there. We recommended reporting this matter to the police, however the tenant did not do that. His early departure has resulted in rental arrears and the guarantor is upset that we didn't resolve this issue for him and is refusing to pay the rent.
I would like some guidance on how to deal with tenant assault at rented properties and understand what our responsibilities are as Landlords/Managing agents.
