pursuing tenant for moving back in and paying no rent
I have a tenant who moved back into a property in January 2016 having left in Novermber 2014 with the same co-tenant. She stayed in the house for 8 months until August 2016 paying no rent for this period. She moved furniture back in, animals, applied for benefits from the address, had court papers served on her, water bill was in her name during this period. I found her living there in April 2016. She has a strong guarantor. Is there sufficient basis for pursuing her/guarantor for rent arrears? She had give proper notice when she left first time round...
