What do you think are reasonable costs to break a tenancy early and relet?
I have a flat with 3 tenants. One would like to leave in August. They signed the tenancy in March this year and there is no break clause. I used the standard RLA AST template. Clause 9B allows the tenant to be released early (if the landlord agrees) and I can do this with a deed of assignment.
The deed requires all the tenants, me as the landlord and an independent witness to all be together at the same time to execute it.
The existing tenants will find a new tenant but I will need to do the reference and credit checks etc.
Does anyone have any thoughts on what a reasonable charge would be for the additional work and time?
