Advice please on Letting

I own a 2 bedroomed mid terrace cottage, with a small patio garden, in a small town on an Essex river. I am having a great deal of trouble in letting this property and I don't know why. Over the last 10 years I have had about 6-7 tenants and all have been pretty good until the last one. She stopped paying the rent and I had to evict her. She left the house in a dreadful state and it took about 6 months to de-flea, redecorate, clear all the rubbish and repair various things. It is now looking nice but very few prospective tenants are looking and I don't understand why.

I have tried 2 letting agents, advertised in the newspapers and put up postcards in local shops. The agents tell me I am asking a reasonable rent and the house has nothing wrong with it. So - what is the problem ?

Does anyone have any hints. All ideas would be welcome.
