small claims court
I dont take a deposit because of the hassle and the adjudication is biased and judges against the land lord anyway. Can I go to small claims court for any damages though?. I intend to write into the contract in future that deposits are not taken but tenant has to repair their damages as and when they occur. I mean if its very obvious that its the tenants negligence. Is it OK to do this.
