I have a tenant owing 10 weeks rent. 3 months into term so I have issued Section 8.
The problem is he was sectioned under mental health act, discharged and is now back in the hospital. When he was out he made no effort to pay.
My problem obviously is S21 can not be issued till August, then 2 months notices etc etc.
He has messaged my PA saying we wont "look good" evicting him as he has problems, which leads me to think even if I have done my first S8 correctly (I think I have) If he comes to court with evidence he has been sectioned it will be an easy defense and I reckon a wasted court fee.
How would other people play this? This is a new one on me and I have not a clue how to proceed without looking the bad guy, whilst at the same time I can't just leave the place.
