Dear folks,

I am a landlord and have a leasehold flat.

today I received a letter from the freeholder of a flat I rent out saying that PAT testing is a legal requirement for electrical equipment provided.

Does PAT stand for portable appliance testing?

What does this include? For example, I've provided a cooker, hob and fridge freezer for my tenants and they have added things like a dishwasher, TVs etc.

Whilst I'm well aware that gas and heating items needed testing I was not aware that items such as a fridge freezer, would need periodic testing.

Can anyone clarify what I am (legally) required to periodically test?

The property has storage heaters and an electric water heater. The water heater is tested by my plumber / heating engineer.

Many thanks for your advice.
