Afternoon all I'm about to complete on my first couple of student lets which I've bought of the local college and they always included the utilities in their rent , so ive followed suit seems easier in the long run , but slightly worried about students just rinsing the electricity and gas , do landlords put caps on utilities ? if feel I need to put something in place otherwise the bills could be ridiculous , any thoughts anyone or is their a standard figure per tenant ? any help gratefully received .
