The documents that they ask to be sent out to tenants seem to imply a minimum term of 6 months. over decades we have used shorthold contracts for short contracts with no difficulty on tenants leaving when required. Currently we have a four-month contract (following a 12-month contract for the same tenant), and will soon have an 8-day contract. Earlier in the year we had a three-month contract with a tenant, although the University paid us directly as one of their suppliers. If all tenants had to pay for a 6-month contract, rents would become onerously high for a short visit.
Is there another contract that we should use? The approach of AirBnb seems to be poor, so we would not copy that.
