Work done by a reputable roofing company on a velux window was below par and eventually resulted in water ingress to the attic and lounge below, causing extensive damage. Roofer's website states they offer a 10 year guarantee and claimed to be fully insured, but they refused to accept responsibility. Eventually, tried to claim on our Landlord insurance - only to be informed of a 'Contractors Exclusion Clause'. Luckily, we also had Legal Expenses cover, but the frustration was further exacerbated, when we were told that the policy did not cover 'breach of contract disputes'. We have been left with repair costs of over £4,000.00 - moral of the story I suppose is 'read the small print!' Landlords should be aware that their insurance policy may not be as good as they hope it might be when needed - on further reading I have noted that the list of Policy Conditions and Exclusions far exceeds that which it actually covers. Can anyone suggest a Landlord policy, which does cover contractors work?
