HMO question yesterday: You have said that the notice can be more than 2 months but I am still unclear if I can give notice for both tenants to vacate on the 28th of the month. one tenants rent due on the 11th of the month and the other on the 29th of the month..

I would like to keep the tenants as they are, but as the HMO licence has specified that I cannot let the small bedroom, and this entails 5 sharing the kitchen and no split making it for 3 only. Following on if I was to give notice to quit to the occupant of the small room (who has been in the room over 3 years) , but she does not leave. Would I be held responsible for failing to comply. would I be forced to take her to court to gain posesion? While she is paying her rent I would feel that it was unreasonable for many reasons to take action against her.
