Our tenant has advised us that a halogen light bulb in a lamp of his (in our unfurnished property) has exploded and caused damage to the living room carpet.
Whose responsibility will this be. As landlords we hold building insurance but tenant is expected to have contents. As we see it this would be his responsibility - please can we have your thoughts?
