This is the first time I'm renting two rooms in my house on a room only basis. I will not be living in the property. I'm wondering how to ensure that fair use is made of the other rooms in the house in particular the lounge area. How do I ensure that all tenants have fair and quiet use of the property. Should I leave it to the tenants to mutually agree this or should I get involved? Are there any clauses that I can put into the tenancy agreement regarding friends visiting and staying overnight?
Help!
