I have a number of people interested in my property some of which I have already rejected in response to some of the preliminary questions I have asked about working status, pets etc. I have some questions about the processes other landlords have in place.

Do you get prospective tenants to fill out a formal application form before they view the property or when they have viewed and want to proceed?

Presumably an identity check can only be properly done in person - so at the viewing - but do you ask for copies of documents in advance (then check the actuals in person)

Do you credit and reference check before or after viewings and interest expressed?

Likewise proof of income - do you do this in advance or only in person?
