I have a nightmare tenant who has rent arrears of £5,500. I have already had a first hearing in court after a section 8 was auctioned and the judge allowed an adjournment based on the fact that the tenant gave a reason of apparent disrepair. In fact the flat was completely refurbished before he moved in to a high standard. The tenant never formerly wrote to me explaining any issues only just before the hearing. He is now 9 months in arrears.i believe his complaints are unfounded but the tenant does not want me to enter his room to look at the apparent issues without him being there which is difficult due to him not greeting back until gone 9pm. Any suggestion on what to do next as the 2nd hearing is in 10 days time.
