Change of Agent/self-manage
Due to circumstances this year I am strongly considering dispensing with the services of the letting agent I have employed for the last 13 years. The present tenant has been in place for 12 years and has indicated that he does not wish to move.
In fact I now have the time to do the management Iím seriously considering doing the management myself; which is returning to the system I did in the prior to 2004.
So what I would like guidance on is transferring away from the Letting Agent but with the same tenant under the existing terms; would this be regarded as a new tenancy?
Would I have to provide an EPC at the time of transfer or can that be delayed until later?
Would I have to provide an Electrical safety certificate?
I have current Gas Safety Cert and evidence of Legionella risk assessment.
I intend to place the deposit under the insurance scheme you advertise.
I will also follow your guidance on setting up the replacement contract.
