We have a property where there was a joint tenancy. One member of the couple left and eventually gave official notice and the joint tenancy was due to end on 12th November 2017. We gave the remaining person the opportunity to apply for the tenancy in her own right. However she did not apply or communicate her intention to vacate but did pay the rent that was due for the last month up to 12th Nov. During which time we received a request for a landlord reference for her. On 9th Nov we tried to make contact to agree a check out time on the 12th but received no reply from her until on 13th an email saying the property would be vacated on the 19th. We did not gain access to the property until the 19th. (We later found out from the neighbours that she did in fact move her possessions out on 12th and family members visited the property during the following week but probably did not sleep there. We also found that even if we'd tried we couldn't have gain access with the keys we had as she had changed the locks!) My question is can we charge an additional one weeks rent against the deposit?
