Letting to a minor

Hi,
I have been asked to let a flat to a minor, and I understand that a normal AST won't work for a tenant under the age of 18. The prospective tenant will have a guarantor and havng met her and heard her story, it would be good to help her get back on her feet. I don't though want to pick jp a whole load of grief!
I have read that I would need to give her a licence rather than a tenancy agreement, can anyone explain what this means, and hw I would go about getting such a document.
